Tenant Selection

Our rigorous tenant selection process is integral to making your investment experience successful. We employ the following procedures to procure high quality tenants.

Step 1

Prospective tenants are accompanied either by a Louise Beck Properties, Inc. staff member or a licensed Realtor during a typical showing.

Step 2

Require prospective tenants to fill out a detailed application, providing employment, income and past rental history.

Step 3

Require undergraduate students to submit a Parental Endorsement.

Step 4

Contact current and previous landlords for rental references.

Step 5

Obtain a current credit report on the prospective tenants.

Step 6

Carefully evaluate all application information to determine the best tenant for the property.

Step 7

Require a Security Deposit equal to one month’s rent.

Step 8

We offer to review with the tenant his/her responsibilities prior to lease signing.

Step 9

Provide tenants the opportunity to complete a move-in inspection form. This ensures the tenant is held accountable for the anything beyond normal wear and tear in your property.
